Terms & Conditions


  1. The terms and conditions set out here by the Management of  Riverwood Holiday Homes Sdn Bhd. There may be changes done with/without notice to you and you acknowledge that during your stay with us, constitutes your agreement to all the terms and conditions in force for the time being as set out herein.
  2. In the Terms & Conditions: “we” or “us” or “Hotel” means Riverwood Holiday Homes (including, where appropriate, our employees, agents, and suppliers and all relevant insurers); “you” or “guests” means any and all person(s) for whom a hotel room is booked.
  3. The following terms and conditions create a legally binding agreement between you and Riverwood Holiday Homes.
  1. Cancellation charge
    A fee of 50% will be charged for cancellation of less than 2 weeks of the booking date.
  2. Changes
    A fee of 50% will be charged when reduced changes are made less than 2 weeks after the booking date. 
  3. Bed
    Single size bed or Double queen size bed or 2 single size bed.
  4. Booking
    You place a definitive booking with payment.
  5. Meals
    All main meals (breakfast/lunch/tea/dinner/supper) must be pre-ordered from Riverwood Holiday Homes. No outside meals are allowed to be brought into the resort except for snacks and drinks. The Management reserves the right to charge a full meal price if guests bring their own food.
  6. Check-in time
    2.00 p.m. If a check-in lunch is ordered, then the check-in time is 12 noon but guests may not have access to the rooms till 2 pm because of room occupancy of the previous day. You will be dining at our common dining area
  7. Check-out time
    Before 12.00 p.m. If check-out lunch is ordered, then guests can check out at 2 pm but may have to vacate the room if we have a next guest checking in. You will be dining at our common dining area.
  8. Pets
    We have a no-pet policy at our resort in view of respect of all other cultures, religions and allergies
3. Riverwood Holiday Homes “LIMITED SERVICE” CONCEPT
  1. All beddings and towels are provided.
  2. Only shower gel is provided. 
  3. Guests must bring their own drinking water or can buy from us at the resort.
  4. Safe, clean and comfortable environment.
  5. Clean en-suite bathroom with hot shower.
  6. All rooms come equipped with only fans
  7. 2 caretakers to help guests
  8. Friendly and helpful management and caretakers.
  1. Payment of your accommodation must be made at the time of booking. All bookings will be charged to via a payment instrument made available by us from time to time i.e credit or debit card and online transfer. If you do not receive a Booking Confirmation, please contact us at +60194726784.
  2. All bookings are subject to availability.
  3. All meals during your stay must be preordered al least a week prior to your arrival. 
  4. Guests who wish to have their meals out may do so by walking out to their vehicles. We will not provide transport in and out of the resort during your stay other than checking in and checking out times.
5. Riverwood Holiday Homes Cottages/ rooms
  1. Guest(s) are not allowed to bring into the cottages or rooms as per the followings :
    1. no pets, or livestock.
    2. any non-prescribed drugs, flammable liquid, bio hazard, heavy machinery.
    3. any electronic/electrical appliances for cooking purposes
    4. Speakers or sound systems 
    5. any kitchen utensils for cooking purposes.
    6. any other items which may disrupt directly or indirectly our Hotel operation or interrupt other guests’ stays in our Hotel Malaysia.
9. Parking for Vehicles

All vehicles will be parked at the main entrance by the main road of the resort. We do have 24-hour security but Riverwood Holiday Homes Management will not be liable for any damage to any vehicle during your stay

10. Damage

Riverwood Holiday Homes reserves its absolute rights to commence any legal action or proceedings against the guests in relation to any damages incurred to the rooms or to the property while on the premise. We also reserve our absolute rights to charge damages incurred to the rooms or to the property. 


Riverwood Holiday Homes reserves its absolute rights to refuse accommodation to any person(s) without any notice and may terminate the booking or stop any event immediately without being liable for any refund or compensation under the following circumstances (but not limited to) where:-

  1. such action is deemed necessary for reasons of safety or security; concern any unlawful activities, disturbance or which cause public nuisance which will affect the comfort of the other guests of the hotel.
  2. your conduct, status, age or physical condition or the physical condition of your luggage is deemed such as to, (i) may cause harm, or discomfort or (ii) involve any hazard or risk to yourself or other persons or to our property.
  3. you have committed misconduct on a previous stay and such conduct may be repeated.
  1. We are only responsible for your booking reservation and guarantee the same at Riverwood Holiday Homes on your date of arrival as per your reservation.
  2. We only warrant that the room, as described on our Site, will be available to you.
  3. We are not in a position to guarantee your safety against accidents, death, acts of God, flood, riot, theft, or even acts of negligence. All activities have inherent risks to health and safety and Riverwood Holiday Homes will not be responsible for any eventualities related to services booked through this site.
  4. Whilst we make every effort to ensure that the material contained on the   Riverwood Holiday Homes website is accurate, and all material published is in good faith,  Riverwood Holiday Homes does not warrant or represent its accuracy and disclaims to the maximum extent permitted by law all warranties expressed or implied by statute, custom or usage relating to the information contained in the website. Riverwood Holiday Homes will not be liable for any direct, indirect, consequential losses or damage arising out of the use of this site or any errors, inaccuracies or omissions in materials provided.
  5. We will not be held responsible for any loss or damage of property left in or damaged as a result of being at Riverwood Holiday Homes  room during your stay. We have no responsibility for any property left or indirect damages or loss of profits or savings) or liability however arising whether in contract, negligence, or any other basis arising.
